How much do houses cost in Italy's main and most popular seaside resorts? And how do prices change between a beachfront purchase and a more suburban one? With the summer vacations now just around the corner, Immobiliare.it Insights looked at property prices in some of the most popular seaside destinations in the Bel Paese (Jesolo, Lignano Sabbiadoro, Gallipoli, Forte dei Marmi, Rimini, Riccione, Alassio, Cervia, San Michele al Tagliamento, Sorrento, Viareggio, Senigallia, Palinuro, Alghero, Sabaudia, Anzio) and compared the budget needed to buy within a 5-minute walk of the beach with that required beyond this radius. Of the destinations examined, Forte dei Marmi is by far the most expensive, regardless of whether one buys near or far from the sea. In fact, to secure a home within walking distance of the beach in the prestigious Tuscan resort requires, on average, more than 10,000 euros/sqm, a figure that drops to 8,681 euros/sqm if you go beyond a 5-minute walk. On the second step of the podium is Sorrento, where the budget required to buy near the lidos amounts, on average, to 7,988 euros/sqm, while it drops to just over 7,400 euros/sqm if you aim for houses further from the sea. Prices are also high in the popular Ligurian destination of Alassio, which ranks third in this special ranking. Specifically, you have to shell out more than 6,200 euros/sqm if you want to make a purchase within a 5-minute walk from the sea, while it comes close to 4,400 euros/sqm for houses whose location exceeds these timeframes. In all the locations covered by the study, houses located within walking distance from the sea cost on average more than those located beyond this perimeter. The record in this regard belongs to Viareggio, a city in which buying a property near the beach currently costs 67.1% more than buying it at a greater distance. In the former case, the required expenditure is 4,589 euros/sqm, while in the latter it is just under 2,750 euros/sqm. In Senigallia, the difference between the two prices is also significant: those who wish to buy beachfront have to budget on average almost 3,400 euros/sqm, 51.3% more than those who choose to live more in the suburbs, 2,241 euros/sqm. The spending gap remains high - over 40% - also in Riccione (about 44%), Alassio (42.5%) and Anzio (40.3%).
